“Nightmare Renovation: Family’s £125,000 Loss in Leeds”

A man has shared his family’s harrowing experience of being left in a precarious living situation after hiring a reckless builder for a home renovation project. The builder’s actions led to financial losses totaling £125,000 for the family in Leeds, West Yorkshire.

Ryan Ward, along with his wife, had eagerly embarked on renovating their three-bedroom home to create their dream living space. They had saved £70,000 over three years to fund the project, which involved expanding their property by excavating the cellar, constructing a side extension, and revamping the garden.

After receiving quotes ranging from £120,000 to £150,000, Ryan decided to hire a builder who offered to do the job for £95,000. However, the builder’s work turned into a nightmare as he left the property infested with mice and structurally unsound, eventually declaring bankruptcy and leaving the project unfinished.

Despite the builder’s reassurances, the family found themselves living in a dangerous environment, with walls knocked down and holes left in the house, allowing pests to invade their living space. The builder’s actions not only put the family at risk but also resulted in significant financial strain, forcing them to seek additional funds for urgent repairs.

The builder defended his actions, claiming that he had not abandoned the project but was forced to stop due to financial difficulties. He stated that the work completed so far met building regulations and was inspected by relevant authorities.

Ryan expressed his shock and dismay at the builder’s actions, highlighting the potential dangers his family faced living in an unfinished and unsafe home. Despite the builder undercutting the initial quote significantly, Ryan trusted him based on his industry knowledge and communication skills.

The builder’s financial woes escalated as the project progressed, leading to delays and additional requests for funds, culminating in his eventual bankruptcy filing and abandonment of the site. The family was left in a precarious situation until they found a reputable builder to rectify the mess left behind.

With the help of a new builder, the structural issues were addressed, and the house was made safe. However, there is still work to be done, including completing the cellar bathroom, plumbing, electrics, and other finishing touches. The family remains hopeful that the remaining tasks will be completed by the end of the year.

Despite the challenges faced, the family is grateful to have their home secured and are optimistic about the future. The builder, on the other hand, maintains that he acted in good faith and is willing to complete the remaining work under the right circumstances.
