A significant development project has been unveiled following the acquisition of Cambridge Airport and its surrounding area by developers. The new owners, Homes England and The Hill Group, have revealed plans to construct 10,000 residences and generate 9,000 employment opportunities. Additionally, a new railway station is in the works for the site, along with potential amenities like a stadium, venues, and film studios.

Andy Hill, the founder and CEO of The Hill Group, expressed that their vision includes not only the residential units but also a new railway station, essential infrastructure, and a park-and-ride system. The project, known as Cambridge East, is set to be one of the largest urban expansion initiatives in the UK, following the acquisition from the Marshall Group.

Mr. Hill emphasized that the Cambridge East development presents a unique chance to establish a sustainable and vibrant neighborhood in the region. He highlighted the developers’ openness to suggestions and their goal to make Cambridge East a premier destination within the city.

Local residents will have the opportunity to contribute to the masterplan, ensuring that the development aligns with the community’s desires. Encompassing approximately 700 acres, the project will also offer around three million square feet of commercial space.

Amy Rees, the CEO of Homes England, lauded the collaboration between the public and private sectors in advancing this crucial housing project. She emphasized the agency’s commitment to fostering thriving communities and supporting locally driven housing and regeneration initiatives.

The proposed Cambridge East station aims to connect residents to central Cambridge, London, Bedford, and Oxford, enhancing transportation accessibility. The Marshall Group is expected to relocate its operations by mid-2029, with an initial phase of up to 500 homes commencing in the same year.

Peter Freeman CBE, Chair of the Cambridge Growth Company, expressed enthusiasm about the transformative potential of the Cambridge East project in creating a remarkable new neighborhood for future generations in the city.

Housing Secretary Steve Reed praised the plans, emphasizing their alignment with the country’s need for new communities. He highlighted the importance of providing housing opportunities, job prospects, efficient transport links, and green spaces to support individuals in achieving homeownership.
