“Mortgage Delays Leave Homeowner Struggling After Fire”

Antonina Gladkova faced a devastating fire that ravaged her property in early 2024, leading to a series of challenges and financial strains, costing her a substantial amount and prompting her to share a cautionary tale about mortgage agreements and insurance claims with fellow homeowners. Initially relieved by the swift insurance process covering the reconstruction of her half of the semi-detached house in Georgetown, Ontario, Gladkova’s relief turned to dismay as her mortgage provider lagged in disbursing insurance payments, leaving her and her partner in a financial bind and necessitating a private mortgage to bridge the shortfall and maintain construction momentum amidst delays.

Encountering difficulties with the mortgage lender’s pace of releasing funds compared to the contractor’s needs, Gladkova highlighted a common issue where insurance payouts are staggered through the homeowner’s mortgage lender. Advocating for awareness and preparedness, she stressed the necessity for clarity in mortgage agreements to avoid similar predicaments.

Following a fatal fire at her neighbor’s property that spread to Gladkova’s section, resulting in complete destruction, an insurance payout of over $508,000 was approved to rebuild. However, the lender, Simplii Financial, only disbursed a fraction of the required amount initially, leading to a financial gap and subsequent struggles to cover construction costs. Despite lodging complaints and facing hurdles, including resorting to a high-interest private mortgage, Gladkova and her partner eventually completed the rebuild, albeit significantly delayed and incurring additional costs and outstanding balances.

In response to the challenges faced, Simplii indicated flexibility in working with clients managing property damage, emphasizing adherence to mortgage terms regarding the application of insurance proceeds. Offering advice on navigating such issues, legal experts suggest proactive communication among property owners, lenders, contractors, and insurance companies to align payment schedules and prevent discrepancies that can impede construction progress.

Following a complaint with the Ombudsman for Banking Services and Investments (OBSI) seeking redress for incurred costs and inconveniences, Gladkova’s case highlighted the need for improved clarity in mortgage agreements and the direct release of insurance payments to contractors by banks. Despite facing setbacks and inadequate compensation, Gladkova remains hopeful for reforms to prevent others from undergoing similar financial strains and emotional turmoil.
