Landlords Face £7,000 Fines for Neglecting Repairs

Landlords who fail to address inadequate housing conditions may face fines of up to £7,000 starting this week. The penalties will be enforced for issues like dampness, mold, extreme cold, electrical faults, fire risks, structural defects, and hazardous layouts.

Approximately 10% of privately rented homes are estimated to have at least one of these critical issues. These new measures are part of the recently introduced Renters’ Rights Act.

Local councils already have the authority to compel landlords to rectify serious hazards within a specified timeframe and can take legal action against them. In cases of immediate danger, councils can also carry out emergency repairs themselves and recover the costs from landlords.

Housing Secretary Steve Reed emphasized the importance of providing renters with safe and secure accommodations under the Renters’ Rights Act. Ben Twomey, Chief Executive of Generation Rent, praised the new power to impose fines on landlords for neglecting repairs, aiming to enhance the quality of rental properties.

Clara Collingwood, Director at the Renters’ Reform Coalition, highlighted the significance of authorities utilizing their new powers to address substandard housing conditions promptly. With the introduction of enhanced renter rights and protections, tenants are encouraged to report any serious disrepair or health hazards without fear of eviction.
